Perfectly located for the old Kyoto town with 5 minutes walk to popular Sinnenzaka and Ninnenzaka streets and surrounding smaller streets filled with quaint shops for gifts, souvenier and food shopping. However this machiya (Rinn Yumemizaka Yuneko) is nice and quiet even though so centrally located. We have to check in at their main hotel Rinn Kyoto Station where reception will brief us on our stay. They provide complimentary taxi to the machiya and will assist with the baggage right to the front door. Front desk service is reachable via a phone installed at the machiya. They were attentive and tried to fulfill all our requests in spite of the language barrier (for example the clothes washer/dryer is in Japanese and even though a guide was given on how to use it, the machine was far more complicated and they sent their staff to personally assist us).The machiya has 3 levels with the first/ground level being wheel chair accessible. This floor has a tatami room with 3 western style single beds and it’s own shower room and toilet. The second level has a tatami room that can be converted into a sleeping room with a floor futon. We used this room as a dining/living room and it was bright and sunny with a nice view of the much photographed Yasaka Pagoda a little in the distance. We requested for a small short table we could use for our light meals whilst sitting on the tatami floor. There is also a little kitchenette for making drinks and light meals using the microwave only. There is a bigger bathroom with a separate bathtub/shower, separate wooden tub outdoors (on a very cute little patio), a toilet and clothes/washer dryer. They also prepared a portable heater for the bathroom as it was cold in winter. On the third level was the main bedroom with two western single beds that we pushed together for a king. This room also had it’s own toilet, bathroom with tub and shower. This room was the brightest as it had a small balcony overlooking the other houses with a view of the Yasaka pagoda. This is the only room with proper lockable sliding door offering full privacy for couples. The other two tatami rooms had japanese screen sliding doors more comfortable for friends or siblings who are sharing. This room layout is spacious with generous cabinet storage as well as the ground floor room. The bathroom however was very cold in winter and we had to request a portable heater. All rooms had airconditioner and heating that worked very well. The beds were not soft as most beddings in Japan do not have mattress toppers. However we didn’t have any issues with it.The machiya was beautiful and designed very well given it had three toilets and three bathtubs. Only main thing to keep in mind is the stairs as no lifts are available for machiyas and that you would need eye masks to sleep as they don’t have black out curtains or shades. Other than that all was good. We would love to stay again if we’re back in Kyoto.

Rinn Yumemizaka Yumeko is one of those rare stays that quietly elevates your entire Kyoto experience. Its location is exceptional—tucked into a lively, lived-in neighborhood and within easy walking distance of some of Kyoto’s most iconic sights, including Gion. Step outside and you’re immediately surrounded by everyday pleasures: a gourmet supermarket for thoughtful local finds, excellent cafés like Arbarica and Moca Café, and even a comforting ramen spot just around the corner. It’s Kyoto as locals live it—vibrant, convenient, and deeply human. The three-storey home itself is a gem, especially for multi-generational travel. With wheelchair access and well-designed ground-floor rooms, it’s both welcoming and practical for elderly guests and families with children—something surprisingly rare in traditional Kyoto accommodations. Every detail feels considered, not just beautiful. Then there’s the architecture. Clean lines, quiet confidence, and an effortless sense of flow hint at something special. Little birds told us the house belongs to an award-winning architect—and once you’re inside, that makes perfect sense. The top floor offers a stunning view (no spoilers here), and the outdoor tub (hidden in the second floor) is the kind of detail that turns a stay into a memory.Rinn Yumemizaka Yumeko isn’t just a place to sleep—it’s a place to slow down, to look out, and to feel Kyoto unfold around you.
